Our Approach
We manage our property division with a focus on you and your home. Our approach is to care for your property as if it were our own while fostering a positive relationship with your tenants. To ensure your home’s integrity, we conduct quarterly inspections and engage with the current occupants to address any concerns and ensure their satisfaction. Our commitment to hospitality prioritizes creating a memorable experience for you, treating you as both a valued guest and an esteemed client. This allows you to enjoy a consistent income and a stress-free rental experience.
Management Fees Breakdown
8% Per month of collected rents as Management Fees
$100.00 initial setup fee per property
$40.00 per month advertising fee (only when property is vacant)
50% of full month rent as lease fee to place tenant in vacant property.
$ 100.00 lease renewal fee.
10% markup on 3rd party work order maintenance. We also have in- house technicians for smaller repairs. You are welcome to use your own maintenance vendors if you wish. We will do our best to coordinate with them.
We do not retain a maintenance escrow. We do pay a month in arrears on the 10th of each month for prior month.
